Why ventilation matters for buyers in Cenla

Most people walk a house looking at paint, flooring, and the kitchen. I crawl the attic and pop bath-fan covers. Ventilation is one of those systems that does not photograph well from the sidewalk, and it is one of the ones that will cost you after closing if it is wrong.

Central Louisiana is humid. In late summer the outdoor air is already wet. If a house cannot get moisture out of the attic, the baths, and the kitchen, that moisture has to go somewhere. It shows up as staining on sheathing, damp insulation, peeling paint, musty rooms, and condensation on ducts and air-handler closets when the system is under load.

This is what I actually look at.

Attic ventilation

A working attic has a path for air to come in low and leave high. Intake is usually at the soffits. Exhaust is usually a ridge vent, roof vents, or gable vents. They have to work as a pair. Exhaust with blocked intake just pulls air from the house. Intake with no exhaust leaves the attic stagnant.

Common findings in Cenla attics:

  • Buried soffit vents. Insulation blown over the eaves kills intake. The attic cannot breathe even if the ridge vent looks fine from the yard.

  • Unbalanced or mixed exhaust. A ridge vent fighting a bunch of roof vents, or a powered fan with no clear intake, can pull conditioned air into the attic instead of outdoor air through the soffits.

  • Moisture that never leaves. Dark staining on the underside of the roof deck, damp or compressed insulation, rusted fasteners, and a sour smell are not “old house character.” They are moisture that had nowhere to go.

  • Bathroom or kitchen exhaust dumped into the attic. That is not attic ventilation. That is pumping wet air into the insulation. More on that below.

I am not grading the attic on whether it has “enough vents to look busy.” I am looking at whether air can actually move, and whether the roof deck and insulation are staying dry.

Bathroom fans

A bathroom fan is only doing its job if it sends moist air outdoors.

Things I check:

  • Where the duct actually ends. A lot of fans are installed. Far fewer are terminated correctly. I want to see the duct hit a roof cap or a wall cap, not stop in the attic, not dump into a soffit (where it can get pulled right back in), and not empty into a ridge vent.

  • The duct itself. Long, sagging flex duct holds water in the low spots. Crushed pipe cannot move air. In a hot Cenla attic, an uninsulated duct can sweat on the outside while wet air is moving through the inside.

  • Does it move air. I test for flow at the grille. A fan that hums and does nothing is decoration.

  • Does anyone use it. No timer, no humidistat, and a switch nobody can find usually means showers are steaming the room and the attic.

A weak or mis-routed bath fan does not stay a bathroom problem. It shows up in the attic, in the paint, and in the trim.

Stove and range hoods

Cooking puts moisture, grease, and (on gas ranges) combustion products into the air. A hood that only recirculates through a charcoal filter is not the same thing as a hood that exhausts to the exterior.

What I look for:

  • Recirculating vs. vented. Many microwave hoods only recirculate. That can knock down some odor. It does not get the moisture out of the house.

  • If it is ducted, where does it go. Same rules as the bath fan: outdoor termination, intact duct, not into the attic.

  • Makeup air on big hoods. A powerful exhaust fan needs a way for air to come back in. If the house is tight, a strong hood can pull from the water heater or furnace draft instead. That is a combustion-safety issue, not a “ventilation preference.”

If you cook a lot, or the range is gas, this is not a small item.

These are not the headline vents, but they fail the same way: moisture and air going to the wrong place.

  • Dryer vents. Crushed pipe, oversized lint-clogged runs, foil accordion duct, and termination that is too close to a soffit or blocked by a flap that does not open. Lint is a fire issue. A leaking dryer duct is also a moisture issue.

  • Crawl spaces. In this climate I pay attention to standing water, blocked or missing vents on a vented crawl, plastic on the soil, and whether the HVAC is dumping condensate onto the ground. A wet crawl feeds the rest of the house.

  • The HVAC under late-summer load. Sweaty ducts, a wet air-handler closet, an overflowing condensate pan, and a clogged drain are not “the AC hiding moisture.” They are condensation and drainage under load, which is what our weather does to a system that cannot keep up or cannot drain.

What this means if you are buying

You cannot see most of this from the listing photos. You see it in the attic, at the fan terminations on the roof, and with the hood and dryer actually running.

None of this is a reason to panic on every house. It is a reason to know, before you buy, whether the wet rooms and the attic are actually exhausting, or whether the house has been storing humidity in the insulation and the roof deck.
